This type of soot damage may look similar to spider webs, but the two are actually entirely unrelated.

Fire brings with it many unexpected consequences. Of course, you will immediately see the toll it takes on your property and belongings when you are assessing the damage. While taking a look at your home or business, you may notice something unexpected. In the corners and along the ceiling lines of your home or business, you might observe something that looks like black spider webs. This phenomena, commonly called “soot webs” has a more interesting origin than meets the eye. Read on to learn about what the true cause of these “cob webs.”

People think that soot webs occur after smoke has attached itself to pre-existing spider webs and turned dark as a result of the fire damage and resulting smoke. However, this is a misconception. Soot webs (also called soot tags) are new, unique chains of soot that gather in areas of low concentration. Air moves (or at least attempts to move) from hot areas to cold areas. As flames from a fire cause the temperature of the surrounding area to increase, the air tries to seek out cooler spaces to achieve atmospheric equilibrium. If the air is not circulating properly and cannot escape the structure, the smoke and soot will continue to travel around the enclosed air. Soot webs form in areas of lower circulation, which is why you typically see them up in high places and in corners.

This structural damage could take the form of warped floors or sagging ceilings but could even cause the entire ceiling to cave in if the damage occurred over a long enough period of time.

-Check and clean your air conditioner’s condensation line. Check the entire length of the line for moisture and, while your conditioner is running make sure proper flowing is occurring. You should clean the condensation line every three to six months to ensure that there has not been a build up of debris. Clogged condensation lines are another leading cause of water damage caused by air conditioners.

-Make sure that you have enough refrigerant in your air conditioner. Low refrigerant can also cause your air conditioner to leak, as your air conditioner cannot function properly without it. Avoid potential water damage by regularly checking the amount of refrigerant in your unit, and keeping the level high enough for optimal functioning.

-Be on the look out for any leaks. Depending on a variety of factors such as the size of your property or the location of your air conditioner, maintenance and self-service of your unit could become something you forget it-out of sight, out of mind. Unfortunately, the longer a leak goes unnoticed, the worse the damage gets. Try setting outside time to glance at your unit at least once a week. However, the general rule of thumb is that if the line is badly worn, the washer probably is too.

Prevent Water Damage in Summer Months

Homeowners should try to avoid excessive watering of lawns in summer months to try and prevent water damage in their homes.

Just like in the winter months, pipes can burst in the summer, too. It can happen due to heat or sun. Here are some tips to protect them. 

• Cover exposed pipes that see a lot of sun. Excessive sun can cause pipes to weaken or damage, you'll want to paint them or cover them with outdoor pipe insulation.
• Watch out for tree roots and other landscaping debris. Growing trees and plants can break through pipes, possibly causing backed up sewer lines. You'll want to watch for this and know where your outdoor pipes are. 
• Rest your outdoor water pipes. Overuse of sprinklers and hoses can cause pipes to weaken. Homeowner's want to try to prevent excessive usage of these systems so that you don't tax your pipes.

Summer is officially here and air conditions running all day and night in an attempt keep their homeoweners cool. While running our air conditions no-stop most people tend to forget that air conditioners can sometimes cause a water damage if not properly maintained.

An air conditioning system can collect 10-20 gallons of water daily when working at peak efficiency. Normally the water will drain off the condensation coil into a collection pan and then is disposed of automatically into the sewer system but if the drain becomes clogged and the unit produces more water than it can handle, the water will overflow and can lead to damaged floors and carpeting. If not detected it can also cause mold growth.

Although a clogged drain line is often the major source of creating water damage there are other causes such as excessive condensation that occurs when the unit is running round the clock in addition to evaporator coils that may freeze up and then defrost on a regular basis. Because most of the unit is typically hidden from view water damage can be occurring daily and accumulating into hundreds of dollars’ worth of damage.

• Make sure to change the air filter every month. By changing the air filter monthly, it gives you the opportunity to check whether there is excessive moisture collecting on the condensation line. Making sure that the AC unit has clean air filters also helps prevent the unit from overworking and causing freezing and then defrosting on the evaporator coils, leading to water damage.
• It is important to regularly check to see that water is indeed flowing from the opening of the condensation line directly to the drain as it was designed to do, especially during periods of very high humidity in the atmosphere.
• When installing an AC condensation line, avoid using elbow connections if possible and have the line run in as straight an up and down direction as possible to facilitate water removal from the unit.
• Consider having a professional air conditioning repair service to clean the condensation line at least once a year or every six months if the AC system is used on a year-round basis. A professional plumbing service can also install a condensation pump to help ensure the free flow of excess water into the proper disposal drain. A repair technician may recommend installing a device known as a safety float switch which will automatically shut down the power to an AC unit whenever condensation builds up and there is a danger of water overflow.

There are three types of water. Clean water (Category 1 water) is water from a broken pipe, or other water source; rainwater is also considered clean. The term gray water is used to classify slightly contaminated water (Category 2 water). Clean water becomes gray water when it is left untreated allowing bacteria and other contaminants to begin growing, making the water hazardous. Black water (Category 3 water) is highly contaminated and filled with fungi, bacteria, chemicals and more. Black water is typically caused by sewage damage, flooding, or any type of natural disaster. Black water should always be handled by trained professionals.

Consider taking the following precautions to help minimize damage or prevent further damage while waiting for SERVPRO of Denton to arrive:

1. Flood damage and water damage may not both be covered by your insurance policy.

You may think that water is water, but the cause of the water can determine if your insurance company will cover the damage. Water damage from a busted pipe is more commonly covered while water from flooding may require additional coverage if not an additional policy.

2. Once water damage occurs, waiting to get help could increase the damage.

Time is critical when your property is damaged by water. Not acting quickly enough can lead to secondary damage caused by mold growth. So, there are strange noises coming from the water heater in your home, but you aren’t sure what’s causing them. Before you rush out to buy a new one, start identifying the issue by following these steps. 

Determine the Kind of Noise It’s Making

Is it humming? Popping? Crackling? Banging? The kinds of sounds you’re hearing are your first clue as to what might be wrong with your unit. Once you determine what kind of noise it’s making, it’s much easier to address the source of the problem.

Check the Age

Most water heater failures occur when the water heater has reached its life expectancy and the tank begins to rust and corrode. The majority of water heater failures involve leaking or bursting, usually as the result of a deteriorated tank. As a general rule, it’s best to consider replacing a water heater that is more than 10 years old. 

Check for Leaks

If you suspect your water heater is failing, check for water leaking under or around the bottom of the tank. 

Make Sure You Are Up-to-Date on Regular Maintenance

69% of all water heater failures result from a slow leak or sudden burst. For this reason, we recommend checking your home's water heater at least twice a year and having it inspected once a year. By taking care of your unit, you can prevent many minor problems and the noises they cause. It’s recommended that you flush your water heater with a delimiting solution at least once a year to break down limescale buildup inside the tank.
